FACT SHEET ON LAC DU PELERIN
The name Lac du Pelerin – means Pilgrim’s Lake, we named it after St Jacques de Compostelle, as Parthenay is on the pilgrimage route and also for the anglers – a fishing pilgrimage
Electricity - There is enough voltage laid on with cabling to supply all the planned chalets and existing
Water – The mains water is laid onto the main gate, with pipe work to connect to lodges There is a bore hole that does not dry up and could be used for additional water supply, e.g. Lake, swimming pool etc
Website – I have set up a website, with lots of relevant links and this generates most of my bookings, page one of Google with various searches
Poplar Tree Area – ideal second lake and also a revenue in approx five years as used for roof battening and matches, no land taxes to pay as these trees are environmentally friendly and the government stated no tax for seven years Ideal location for campsite
Woodland for hunting – to right hand side of backfield – could be coppiced for firewood, superb nature trail with abundance of wildlife
Land rented to farmer – Rented for a further seven years, farmer is excellent and very helpful. Maintains land and payment for rental is in September and governed by government agricultural prices – Approx €3/4,000/annum. Secures land completely around chalets and lake
Owner’s chalet – permission to improve by putting on tiled roof, creating second floor. Possibility to build into barbeque area or barn area
Chalets – Permission to replace existing client’s chalet with Swiss style half-roundel chalet 56sqm. Second chalet to go in same area of oak trees to left side. Two further chalets in poplar tree area. Would not be too difficult to amend plans with department
Planning department, tourist board and mayor very keen on the idea of a campsite too. Permission to build shower block and washing facilities between owner’s lodge and client’s chalet
The mayor is very proactive in the tourist office and has put my business on the tourist development plan for the commune – 10-year plan of development. There is an English contact at the tourist board who would prove very helpful
Local Amenities – Parthenay and the Deux-Sevres has lots to offer visitors, tourist attractions, events etc.
Revenue/Bookings – last year saw 30 weeks booked. If I had stayed in France I would have done day tickets and also a syndicate for local carp anglers. Records and a database can be supplied. I have a Dutch and UK agent who is very helpful and experienced in the carp angling business
Contacts – I have a long list of useful contacts from tradesmen to bait suppliers and also an excellent contact to build the chalets
Angling – I have all the necessary papers to operate the lake as a fishery and as the lake is not on a major river system – regulations are not enforced
The lake could be drained every two years and the smaller fish sold on and the stock pond could be developed to create your own future stock. The lake is clay lined, with lots of natural food and virtually silt free. I have decided to delay the draining of the lake, so the lake is presented at its best to buyers. The lake drains in 3 days and fills in one week. There are underground springs filling the lake as well
The different species of fish in the lake include carp, pike, sander, gudgeon, roach and tench – superb condition and fast growing There are 130 large carp and I am hopefully expecting another 20 in March
